Role Overview

We are looking for a Property Operations Manager to oversee Garden Studios’ properties in terms of tenancy, project management, change and production readiness.  

You will be responsible for supporting the Senior Management Team across the estate’s portfolio growth phase. Working closely with Facilities and Client Services teams, you will ensure our building works and property projects are delivered on time, in budget, in line with our commercial needs and Clients’ requirements.  

The Property Operations manager develops relevant standard operating procedures in compliance with building regulations and Film & TV industry standards whilst continuously driving our sustainability ambitions. This position is required to work on site most days. 

Key Responsibilities

  • Ownership of Garden Studios property master-plan, tracking and reporting to support Operations, CTO, Legal and Finance departments. 
  • Ensuring timely delivery of projects, documenting progress reports, keeping all relevant stakeholders informed with progress.  
  • Driver of planning strategy and site changes with Council and local authorities; owning and maintaining all relevant documentation including planning applications. 
  • Key liaison with landlord and managing agents; supporting Legal and SMT on tenancy negotiations. 
  • Project management on smaller scale property projects, production readiness and after tenancy remedial works. 
  • Working with the Heads of Commercial and Client Services, identifying production requirements for each of our properties and working with Facilities Management delivering client readiness. 
  • Working with Facilities Manager, ensuring all relevant services and documentation are in place to operationalise new buildings and project delivery. 
  • Embedding sustainability ambitions into property masterplan and delivery. 
  • Supporting Finance with costing, reporting and cashflow alignment on the property masterplan. 

Critical Requirements

  • Project management and delivery experience at scale 
  • Strong budgeting and reporting skills 
  • Understanding of TV and film production needs to set up relevant sites and services  
  • Problem solving and organisational skills 
  • Diligence and detail focus 
  • Practical and hands on approach in all workings 
  • Collaborative and team-oriented  
  • Property management experience in a services sector preferrable 
  • You must be able to embody the Garden Studios core values.
